By public transport:
NS station Baarn is located at the end of the street and can therefore be reached on foot within a few minutes.

On the second floor are the representative Studio Offices, comprising seven office units ranging in size from approximately 17 m² lettable floor area to approximately 54 m² lettable floor area. The office units are delivered ready for use, fitted with, among other things, floor covering, an ISRA point and data cabling. The pantry and the toilet facilities are shared by the various tenants of the Studio Offices.

AVAILABILITY

The all-in rental price per month includes a fixed amount for service costs, plus VAT.

DELIVERY LEVEL
The premises will be delivered in their current condition, including the following facilities:

– intercom system with door release;
– lift installation;
– pantry facility;
– external sun blinds;
– mechanical ventilation with peak cooling;
– heating by means of radiators;

PARKING
Beneath the building is a private parking garage where a limited number of parking spaces are available. Parking spaces in the garage can be rented if available. In addition, there is more than sufficient unpaid parking available along the public road.

PARKING SPACES
The rental price is € 450.00 per parking space per year, plus 21% VAT.

The property has energy label B.

RENTAL TERM
1 (one) year with a subsequent extension period of 1 (one) year.

ACCEPTANCE
By arrangement.

RENTAL PAYMENT
The rent and the service cost advance, plus VAT, payable monthly in advance.

SERVICE COSTS
The all-in rental price per month includes the fixed, non-recoverable service costs, plus VAT, payable monthly in advance, covering the costs of the following supplies and services:
• cleaning of general/shared areas;
• water consumption in own space;
• electricity consumption in own space;
• heating of own space;
• periodic maintenance of sun blinds;
• periodic maintenance of the lift installation;
• periodic maintenance of emergency lighting;
• periodic maintenance of the fire alarm system/fire extinguishers;
• periodic exterior window cleaning;
• periodic maintenance of automatic doors and access control/security;
• periodic maintenance of other installations;
• lamps and starters in general areas;
• supply and replenishment of sanitary consumables;
• pest control;
• grounds maintenance around the building;
• 5% administration costs on the above supplies and services.

SECURITY
Upon signing of the rental agreement, a bank guarantee or deposit will be required equal to three months’ rental payment obligation plus the VAT due on this amount.

RENT REVIEW
Annually, for the first time 1 (one) year after the commencement date of the lease, based on the change in the monthly price index according to the consumer price index (CPI), series for all households (2025 = 100), published by Statistics Netherlands (CBS).

RENTAL AGREEMENT
The rental agreement to be drawn up is in accordance with the agreement established by the Raad voor Onroerende Zaken (ROZ) in February 2025 and as used by the Dutch Association of Real Estate Agents (NVM), together with the accompanying general provisions.
