CIRCULAR OFFICE

The landlord places great value on the circular use of offices and workplaces. This is reflected, among other things, in the layout of the office space. The access road “Rondweg Noord” provides a direct connection to the A1 and A28 motorways. These motorways intersect at the nearby “Hoevelaken” interchange.

Public transport:
A bus departs twice an hour from Amersfoort Centraal Station to the “Calveen” business park. The travel time is approximately 25 minutes.

TERMS AND CONDITIONS

VAT
The starting point is VAT-taxed rental. The above amount must therefore be increased by the applicable VAT percentage. If the tenant does not meet the 90% criterion, the rental is by law VAT-exempt. In that case, the agreed net rental price, excluding VAT, will be increased so that the disadvantage arising for the landlord is compensated.

LEASE TERM
Indefinite period, notice period of 6 months for either party.

RENT PAYMENT
The rent and the service charge advance, plus VAT, payable monthly in advance.

RENT REVIEW
Annually, for the first time 1 (one) year after the lease commencement date, based on the change in the monthly price index figure according to the consumer price index (CPI), series for all households (2015 = 100), published by Statistics Netherlands (CBS).

SERVICE CHARGES
The all-in rental price includes the following supplies and services, based on normal consumption:
• Supply of gas, water and electricity;
• Shared fiber-optic internet connection (non-shared possible at extra cost);
• Use of shared pantry and equipment;
• Exterior window cleaning;
• Cleaning of common areas;
• Cleaning of rented spaces;
• Waste removal;
• Periodic maintenance/inspection of elevator installation;
• Use of bean coffee and tea;
• 5% administration costs on the above supplies and services.

SECURITY
A bank guarantee, ROZ model, or deposit equal to three months’ rent and service charges, plus VAT.

LEASE AGREEMENT
The lease agreement to be drawn up is in accordance with the agreement established by the Raad voor Onroerende Zaken in February 2015 and as used by the Nederlandse Vereniging van Makelaars NVM with the accompanying General Provisions.
