CIRCULAR OFFICE

The landlord attaches great value to the circular use of offices or workspaces. This is reflected, among other things, in the fitting-out of the office space. For example, modular furniture has been chosen, of which components can be replaced and retained. Furthermore, the furniture is reused in various spaces wherever still possible. By car:

Because the “Hoevelaken” traffic interchange is only two kilometres away, connections to the rest of the country are without doubt excellent. The “Rondweg Noord” access road provides a direct connection to the A1 and A28 motorways. These motorways intersect at the nearby “Hoevelaken” interchange.

By public transport:
A bus departs twice per hour from Amersfoort Centraal Station to the “Calveen” business park. The journey takes approximately 25 minutes.

Rental prices per month include fixed service costs, furniture, internet, cleaning, coffee and tea, plus VAT.

5 parking spaces are available on-site for these business units. These are available on a fair-use basis.

The office space will be delivered in its current condition with the following facilities:

Immediately.

TERMS AND CONDITIONS

VAT
The starting point is a VAT-taxed lease. Therefore, the above-mentioned amount must be increased by the applicable VAT percentage. If the tenant does not meet the 90% criterion, the lease will automatically be VAT-exempt by law. In that case, the agreed net rental price, excluding VAT, will be increased so that the disadvantage arising for the landlord is compensated.

RENTAL TERM
Indefinite period, notice period of 6 months for either party.

RENTAL PAYMENT
The rent and the service costs advance, plus VAT, per month in advance.

RENT REVIEW
Annually, for the first time 1 (one) year after the rental commencement date, based on the change in the monthly price index according to the consumer price index (CPI), series for all households (2015 = 100), published by Statistics Netherlands (CBS).

SERVICE COSTS
The all-in rental price includes the following supplies and services, based on normal consumption:
• supply of gas, water and electricity:
• Shared fibre-optic internet connection (non-shared possible at extra cost);
• use of shared pantry and appliances;
• exterior glass cleaning;
• cleaning of common areas;
• cleaning of rented spaces;
• waste removal;
• periodic maintenance/inspection of lift installation;
• use of bean coffee and tea;
• 5% administration costs on the above-mentioned supplies and services.

SECURITY
A bank guarantee, ROZ model, or deposit equal to three months’ rent and service costs, plus VAT.

RENTAL AGREEMENT
The rental agreement to be drawn up is in accordance with the agreement established by the Raad voor Onroerende Zaken in February 2015 and as used by the Dutch Association of Real Estate Agents (NVM), with the associated General Provisions.
