ACCESSIBILITY
By car:

Public transport:

TERMS AND CONDITIONS

VAT LEVY
The starting point is VAT-taxed rental. The above-mentioned amount must therefore be increased with the applicable VAT rate. If the tenant does not meet the 90% criterion, the rental will automatically be VAT-exempt by law. In that case, the agreed net rent, excluding VAT, will be increased such that the disadvantage incurred by the landlord is compensated.

RENTAL TERM
Flexible rental terms from 1 (one) year with subsequent extension periods of 1 (one) year.

RENT PAYMENT
The rent and the service cost advance, plus VAT, per quarter in advance.

SERVICE COSTS
The service cost advance is included in the monthly all-in rent, plus VAT, as an advance based on subsequent settlement, for the costs of the following supplies and services:
• cleaning of common areas;
• gas and electricity;
• energy costs, for own and common areas;
• general water;
• water board charges;
• intercom maintenance;
• fire safety installation maintenance;
• supply of lamps/fluorescent tubes/starters in the common areas;
• sewage works;
• costs for the removal of communal household waste;
• other minor maintenance at the tenant’s expense;
• lift installation service contract and maintenance;
• exterior window cleaning;
• glass insurance premium;
• fiber optic connection;
• fiber optic connection including subscription costs (speed 100 Mb up and down);
• 5% administration costs on the above-mentioned supplies and services.

The above list is not exhaustive. The landlord reserves the right to expand or reduce the aforementioned supplies, services and special facilities, and to adjust the tenant’s share of the costs accordingly.

RENT REVIEW
Annually, for the first time 1 (one) year after the commencement date of the lease, based on the change in the monthly price index according to the Consumer Price Index (CPI), series for all households (2015 = 100), published by Statistics Netherlands (CBS).

LEASE AGREEMENT
The lease agreement to be drawn up is in accordance with the agreement established by the Council for Real Estate in 2025 and as used by the Dutch Association of Real Estate Agents (NVM), together with the accompanying General Provisions.

SECURITY
A bank guarantee, ROZ model, or deposit, equal to three months’ rent and service costs, plus VAT.
