TERMS AND CONDITIONS

RENTAL PRICE

Office space:
See availability.

The stated amounts are subject to VAT.

VAT LEVY
The starting point is VAT-taxed rental. Therefore, the above-mentioned amount must be increased by the applicable VAT percentage. If the tenant does not meet the 90% criterion, the rental will automatically be VAT-exempt. In that case, the agreed net rental price, excluding VAT, will be increased by 10% so that the resulting disadvantage for the landlord is compensated.

LEASE TERM
Indefinite period, notice period of 6 months for either party.

RENT PAYMENT
The rent and the service charge advance, plus VAT, per quarter in advance.

RENT REVIEW
Annually as of January 1st, based on the change in the monthly price index according to the consumer price index (CPI), series for all households (2015 = 100), published by Statistics Netherlands (CBS).

SERVICE CHARGES
The all-in rental price includes a service charge advance and the following supplies and services are included:
• advance for the supply of gas, water and electricity:
• internet connection;
• use of shared pantry and equipment;
• exterior window cleaning;
• cleaning of general areas;
• cleaning of rented spaces;
• waste disposal;
• periodic maintenance/inspection of elevator installation;
• use of organic bean-to-cup coffee and tea;
• 5% administration costs on the above supplies and services.

SECURITY
A bank guarantee, ROZ model, or deposit equal to three months’ rent and service charges, plus VAT.

LEASE AGREEMENT
The lease agreement to be drawn up is in accordance with the agreement established by the Real Estate Council (ROZ) in February 2015 and as used by the Dutch Association of Real Estate Agents (NVM), together with the accompanying General Provisions.
