General
The prominently located office building “The Mark” has a total floor area of 22,795 m². The building consists of two sections connected by a central atrium. Beneath the building, within the sound barrier, is a spacious car park for tenants and visitors. Thanks to the use of high-quality materials and its contemporary appearance, “The Mark” is one of the most high-quality office buildings in Rotterdam.
The building is situated on the business park directly alongside the A16 motorway, at the foot of the Van Brienenoord Bridge. Various well-known tenants are already established in the building and are visible from the A16 via their signage.

A total of approximately 3,592 m² of lettable office space is therefore currently available for rent, with partial letting negotiable from approx. 500 m². The stated areas have been determined in accordance with NEN 2580 (May 2023). The leased space can potentially be further extended with approximately 1,077 m² of office space on the 5th floor of Tower B.
Parking
The spacious car park beneath the building offers tenants of office building “The Mark” the opportunity to rent parking spaces based on a parking ratio of 1 parking space per 47 m² lettable office floor area.

* Energy label upgrade: The Mark has undergone a significant upgrade from an EPA-U Energy Label A to level A++;
* LED lighting with sensor detection: installed in the common areas, the car park and the exterior facade;
* Charging facilities: 46 parking spaces with charging points for electric cars and dedicated charging points for bicycles;
* New representative meeting centre: a central meeting place for all tenants, designed to optimise the use of office space and make it more sustainable.
* The Mark’s sustainable aquifer thermal energy storage (ATES) system is currently being made even more sustainable through large-scale maintenance.
Rental price
Office space
From € 185.00 per m² lettable floor area per year, plus VAT and service charges.
Parking spaces
€ 1,250.00 per space per year, plus VAT.
Lease term
5 years, after which it will be renewed each time for a successive period of 5 years.
Service charge advance
€ 70.00 per m² per year, plus VAT.
Energy label
The building has Energy Label A++.
Rent review
Annually, for the first time one year after the lease commencement date, based on the change in the monthly index according to the consumer price index (CPI), series CPI-All Households (2015=100), published by Statistics Netherlands (CBS).
Rent guarantee
To be provided prior to delivery of the space, equal to a payment obligation of at least 3 months including VAT.
VAT
VAT will be charged on the rental price. If VAT cannot be charged, a surcharge to be determined will apply to the above rental prices.
