Why rent office space at Brainpark?

Brainpark is the only business cluster in Rotterdam developed around a university campus. That is not a marketing claim but a concrete difference: the park directly borders Erasmus University Rotterdam, part of the Erasmus MC campus and Rotterdam School of Management, together housing over 33,000 students and 3,500 academic staff within walking distance. For companies that rent office space at Brainpark, that translates into four things you will not find anywhere else in Rotterdam in this combination:

  • Access to fresh university talent. Student assistants, graduate interns and trainees are inside your office within five minutes. For knowledge-intensive companies, that saves noticeably on recruitment and onboarding.
  • An established business ecosystem. Since the 1990s, Brainpark has housed major accountancy firms (EY, RSM Netherlands), law firms (NautaDutilh), consultancies, financial services providers and specialised HR firms. Companies moving here sit among business neighbours who often serve the same clients.
  • Direct metro connection. Kralingse Zoom metro station is a five-minute walk away and links to lines A and B towards Rotterdam Central (10 minutes), Zuidplein (15 minutes) and Nesselande (25 minutes). For employees coming from across Rotterdam and the wider region, travel times are shorter than to many city-centre locations.
  • Green working environment. Kralingse Bos forest and Kralingse Plas lake border the park. For employer branding and workplace atmosphere, that is a tangible advantage: lunch walks along the water, running routes through the forest, outdoor meetings in summer.

Brainpark I, II and III: the differences

Brainpark consists of three separate phases, each with its own character and price level. Anyone looking to rent office space at Brainpark should know how they differ.

Brainpark I

The oldest section, developed in the late 1980s and early 1990s. Office villas and mid-sized buildings from 300 to 1,500 m², often with a private entrance and dedicated parking. Attractive for established SMEs and professional services that want a representative, recognisable façade. Buildings here generally carry energy label C to A, with some recently upgraded.

Brainpark II

The middle phase, with larger office buildings and more shared facilities. This is where several well-known anchor tenants such as EY are based. Buildings from 500 to 3,000 m², often with an in-building parking garage. Popular with companies of 50 to 200 employees.

Brainpark III

The newest phase, directly adjoining the Erasmus campus at Burgemeester Oudlaan. More modern architecture, higher energy labels (often A or A+), and the shortest walking distance to the university and metro station. Attractive for companies that want visibility towards students and academic staff, and for Erasmus spin-offs.

Accessibility of Brainpark

From By car Public transport
Rotterdam Central 15 minutes 10 minutes (Metro A/B, Kralingse Zoom stop)
A16 (Rotterdam-Centrum exit) 3 minutes n/a
Zuidplein / Ahoy 15 minutes 15 minutes (Metro D via Beurs)
Dordrecht 20 minutes (A16) 35 minutes
Gouda 25 minutes (A20) 30 minutes

The A16 motorway runs along the eastern edge of Brainpark with its own exit. That makes the location easily accessible for employees from Ridderkerk, Barendrecht, Zwijndrecht and Dordrecht without having to cross congested city traffic — a major difference compared to a city-centre address in Rotterdam.

Who is already based at Brainpark?

One of the strongest reasons to rent office space at Brainpark is the calibre of your business neighbours. Some of the well-known tenants:

  • EY (Ernst & Young) — one of the world’s four largest accountancy and advisory firms
  • NautaDutilh — top-tier law firm
  • RSM Netherlands — accountancy and business advisory
  • Erasmus Q-Intelligence — data science consultancy from the university
  • Various recruitment and interim agencies specialised in finance and tech profiles
  • Healthcare organisations and medical specialist practices benefiting from proximity to Erasmus MC

This concentration makes Brainpark attractive for companies that count these parties among their clients, partners or tender competitors. Networking happens naturally here: in the car park, at the restaurants on site, and at university events.

Average rental prices at Brainpark

Phase Rent per m² per year Notable feature
Brainpark I € 145 to € 205 Office villas, private entrance, energy label C to A
Brainpark II € 165 to € 225 Mid-sized buildings, in-building parking garage
Brainpark III € 180 to € 245 New construction, energy label A or higher, closest to campus
Prices are base rent per square meter per year, excluding service charges and VAT.

For comparison: a similar quality building in Rotterdam city centre or on Kop van Zuid costs € 220 to € 350 per m² per year. For a 500 m² office, Brainpark structurally saves € 20,000 to € 60,000 per year on base rent, and considerably more on parking and service charges.

Which companies is Brainpark logical for?

Four profiles perform above average here:

  • Professional services (accountancy, law, consultancy). The established cluster makes Brainpark a credible address for younger firms that want to be among the big names, and for established players looking to cut costs without compromising on image.
  • Knowledge-intensive companies with many junior staff and trainees. Direct recruitment from the campus, short lines for internships and graduation projects, and spin-off potential from academic research.
  • Data science, tech and fintech. Close collaboration is possible with Erasmus Q-Intelligence, Rotterdam School of Management research and the university’s IT programmes.
  • Healthcare and medical-related service providers. Erasmus MC-Kralingen is next door, which facilitates partnerships and client acquisition.

Brainpark is less logical for companies that depend on retail foot traffic, need a canal-side building for their branding, or whose employees primarily commute from Amsterdam or The Hague — other locations are more efficient for those.

Types of office space at Brainpark

  • Office villa in Brainpark I. A stand-alone building of 300 to 800 m² with its own entrance, garden and 8 to 20 parking spaces. From approximately € 4,500 per month base rent. Ideal for companies that want a distinct identity without needing an entire tower.
  • Private office in a collective building. From 100 m² in Brainpark II or III, with shared reception, entrance and sometimes a restaurant. From approximately € 1,650 per month.
  • Business centre with flex desks and private units. Limited supply, concentrated in Brainpark II and III. From € 259 per month per workspace.
  • Large office floor. 500 to 3,000 m² in buildings traditionally leased by the major accountants and law firms. For scale-ups and corporates that want visibility on an A-location.

The Erasmus effect: talent and collaboration

The direct proximity to Erasmus University is the most distinctive factor of Brainpark. In practice, this translates into three tangible advantages for tenants:

Recruitment and internships. Over 33,000 students are literally within walking distance. Student assistants for 8 to 16 hours per week are easier to find here than elsewhere, and graduation internships regularly lead to permanent positions. For recruitment and trainee programmes, that is a structural advantage.

Research collaboration. Erasmus Research Institute of Management (ERIM), Rotterdam School of Management and Erasmus School of Economics work each year with dozens of companies on commissioned research, case studies and PhD projects. Setting up such collaboration is considerably easier from Brainpark.

Networking events. Erasmus Centre for Entrepreneurship, alumni associations and student societies organise events weekly, often on campus or on the park itself. Attending them is a five-minute walk away.

Recreation and employer branding

Brainpark directly borders Kralingse Bos and Kralingse Plas — 200 hectares of forest, water and shoreline five minutes away on foot. In concrete terms for an employer, that means:

  • Lunch walks and running routes are part of the working day
  • Summer outdoor meetings or drinks at Restaurant Plaszicht or one of the waterfront pavilions
  • Sailing club Willem Six and rowing club Skadi are around the corner — social network for employees and clients
  • In recruitment conversations, “we are across from Kralingse Bos” is a tangible argument that central offices cannot match

What to check during a viewing at Brainpark

  • Walking distance to Kralingse Zoom. Brainpark III sits right next to the metro station; Brainpark I is further away. For employees without a car, that is a difference of 3 versus 12 minutes.
  • Energy label and sustainability status. Especially in Brainpark I there is still real estate from the 1980s that has only recently been upgraded, or still needs to be. Always request the most recent sustainability measures.
  • Visibility and façade. Buildings on Burgemeester Oudlaan and K.P. van der Mandelelaan have higher visibility than buildings on internal park roads. Relevant for firms that receive clients.
  • Visitor parking capacity. Beyond dedicated spaces for employees, check whether there is visitor parking for candidates, clients and events.
  • Condition of lift, entrance and common areas. In shared buildings, this determines the first impression on your visitors.
  • Nearby dining options. Erasmus Paviljoen, the campus restaurants and hospitality along Kralingse Plas are good lunch spots. Without an in-house company restaurant, easy access to good lunch options matters for employee satisfaction.

How long does it take to rent office space at Brainpark?

Demand for Brainpark has grown in recent years, particularly in Brainpark II and III, keeping available supply tight. Without professional guidance, tenants often spend two to four months chasing brokers, individual listings and direct landlords. With Deskfinder, we build a shortlist based on your requirements straight away, arrange viewings across all three phases within a week, and typically close the contract within three to five weeks. That turns renting office space at Brainpark from a lengthy search into a targeted selection.
