This concerns a sublease situation, with the space located on the ground floor and having its own entrance. The space is equipped with 12 workstations with manually adjustable sit-stand desks and Ahrend office chairs, a spacious lunch table, a meeting room with glass walls, a separate phone booth, a pantry/kitchen and two toilets. Thanks to a large dormer window in the middle of the building, there is plenty of daylight. The building, a former printing house, has a robust, industrial look, is relatively high, and stays pleasantly cool in summer. Heating is provided via underfloor heating.

Location The office space is conveniently located within walking distance of Amsterdam Central Station. The lively Haarlemmerstraat and Haarlemmerdijk are around the corner and offer a wide range of lunch spots, cafés and shops.

Accessibility

• Car: The office space is easily accessible by car, including via the Piet Hein Tunnel from Amsterdam North and from the western side of the city. However, parking in the city center is expensive. IJdock parking garage offers a more favorable rate when you book in advance.
• Public transport: The office is a 12-minute walk from Amsterdam Central Station, where various tram, train, metro and bus lines depart. The Zuidas can be reached in just 8 minutes via the North-South metro line.

Delivery The space is delivered fully furnished. There are 12 manually adjustable sit-stand desks from IKEA, equipped with Ahrend office chairs and monitors for laptop connection. In addition, a Canon A4 printer/scanner is available. The office space has ample storage space, a locker cabinet with 12 lockers, and a well-equipped kitchen with refrigerator, dishwasher, coffee machine for fresh bean coffee, kettle, combi microwave and basic tableware.

Rental conditions

• Price: € 4,250.- per month excluding VAT, including gas/water/electricity (capped), use of furniture and printer/scanner (capped), and insurance.
• Service charges: € 250.- per month excluding VAT.
• Rental term: Until at least April 1, 2025, with the possibility of entering into a 5-year contract thereafter directly with the owner (this will be confirmed no later than December 1 following a structural survey).
• Acceptance: By agreement, possibly at short notice.
• Notice period: One month within the period up to April 1, 2025.
• Security: Deposit equal to one month’s rent.
• Lease agreement: Based on the R.O.Z. model, lease agreement for office space and other business premises under Article 7:230a of the Dutch Civil Code, with additional conditions.
